This guide walks you through what to expect when listing your home with our team, along with helpful resources to get you started.

The Listing Process: Step by Step
When you choose to work with Kelly Wirt Realty Group, here’s what you can expect from start to finish:

  • Kelly will schedule a time to meet with you at your home to walk through the property, discuss its features, and gather key details.
  • During this visit, she will evaluate the home and provide staging suggestions to prepare the home to go to market.
  • After the visit, she will review current market data to determine a strategic and competitive price, once pricing and strategy are established, you will sign the necessary documents to officially begin the listing process.
  • Our office administrator, Amy Royal, will coordinate scheduling for professional photography, video, and property measurements.
  • A lockbox will be placed on your home to allow secure access for licensed agents to show the property through our showing service. 
  • All listing details, photos, and property information will be entered into two Multiple Listing Services (MLS), covering both the Triad and Triangle markets. 
  • Once everything is finalized and approved, your listing will go live and a Kelly Wirt Realty Group sign will be placed in your yard. 
  • Agents will begin scheduling showings through a system called ShowingTime. 
  • You will have full control to approve or decline showing requests through notifications sent directly to your phone, email, or both.

From there, it’s time to prepare for showings and get your home sold. We’ll guide you every step of the way so you always know what’s happening and what comes next.

  • Provide staging guidance to highlight your home’s best features, including uncluttered spaces, fresh paint, and strong curb appeal. 
  • Install professional signage and lockbox access.
  • Utilize an Interactive Voice Response (IVR) system to provide 24/7 access to property details with immediate follow-up.
  • Hire a professional photographer and ensure accurate measurements by a licensed appraiser.
  • Optimize your home’s online presence across major platforms including Realtor.com, Zillow, Trulia and Homes.com.
  • List your home in both the Triad and Triangle MLS systems, expanding exposure from Forsyth to Johnston County. 
  • Create a 360° virtual tour to attract both local and out-of-town buyers.
  • Promote your home across social media platforms including Facebook, Instagram, and LinkedIn. 
  • Host open houses when your home is first listed and again if there is a price adjustment.
  • Ensure a buyer’s agent from our team previews your home within 3 days of listing. 
  • Market directly to active buyers and investors within the Kelly Wirt Realty Group database.

Required Seller Disclosures
As part of the listing process, there are several important documents you will need to review and complete. These disclosures are required to provide transparency and protect both you and the buyer.

Below is a brief overview of each:

  • Exclusive Right to Sell Listing Agreement (Listing Agreement)This agreement allows Kelly Wirt Realty Group to represent you in the sale of your home and outlines the terms of the listing.
  • Working With Real Estate Agents DisclosureThis form explains the different types of agency relationships in North Carolina, including seller representation, buyer representation, and dual agency, so you understand who represents whom throughout the transaction.
  • Mineral and Oil and Gas Rights Mandatory Disclosure Statement (MOG)This disclosure informs buyers whether mineral, oil, or gas rights have been severed from the property.
  • Lead-Based Paint Hazard Addendum (LBP) (required only for homes built prior to 1978)This form discloses any known information about lead-based paint hazards, as required by federal law.
  • Residential Property Disclosure Statement (RPD)This document provides buyers with detailed information about the condition of your home, including any known issues.
  • Cooperative Compensation AgreementThis outlines the compensation offered to a buyer’s agent and helps ensure clarity during the transaction.
  • Utility Information Sheet We also provide a Utility Information Sheet to make things easier for potential buyers. This includes, Utility providers (electric, water, gas, internet, etc.), Average utility costs (when available), and Property-specific service details.  This added level of detail helps buyers feel more confident and informed when considering your home.
